Leaky Roof Replaced with GAF ArmorShield II Class 4 Shingles on Anhawa Avenue in Longmont, Colorado
The Problem
Gary had been dealing with water marks on his ceilings for a while before calling WestPro, and the source turned out to be a low-slope roofing section of his Longmont, CO home on Anhawa Avenue. The roof was about ten years old, and when the inspection revealed soft, eroded plywood decking beneath the shingles, a full replacement was the best way to stop the damage from getting worse.
Why the roof needed replacing
With soft decking and ongoing water intrusion, patching the shingles would have only addressed the surface while the underlying structure continued to deteriorate. The roof had to be removed to solve the leaks and address the bad plywood roof sheathing under the shingles.
What We Did
We replaced Gary's roof with GAF ArmorShield II shingles in Hickory, a warm, earthy tone that works well with the home's existing exterior. GAF ArmorShield II is a Class 4 impact-resistant shingle, the highest rating available, and that matters on the Colorado Front Range where hail is a real and recurring concern. Many homeowners in this area find that the upgrade to Class 4 pays for itself through discounts on their homeowner's insurance premium. Gary came back to WestPro as a returning customer, which made the material conversation straightforward.
During tear-off, the crew found soft decking that needed to be replaced before anything else could go down. Twenty sheets of 7/16""OSB were brought in to address the damaged sections, giving the new shingles a solid foundation. The project also involved removing an old evaporative cooler from the roof (he didn't want it anymore), and replacing the sheathing properly. Ice and water shield was applied as part of the underlayment system, which is especially important on the low-slope sections of the roof where water tends to sit longer. The final inspection passed without issue in November 2024.
Project Details
The home on Anhawa Avenue has a mix of roof pitches, including a low-slope section at roughly 2:12, which is where the main roof leak originated. The flat section of the roof was replaced with Self Adhering Modified Bitumen membrane, since the roof pitch under 2:12 does not allow for shingles. The scope of work covered both the flat roof and shingle portions of the roof. During tear-off, the crew identified and replaced 20 sheets of damaged OSB decking before the new shingles could go down.
The Result
This project was completed by WestPro Home Exteriors in 2024. Gary was happy with how everything turned out, and it was great to work with a returning customer who already knew what to expect from our team. A dry ceiling and a solid roof underfoot is a good place to land.
