The Problem
Joni's home in Erie, Colorado had three original windows in the master bedroom that were 15 years old and starting to fail. One window had a cracked pane, and all three were drafty. The homeowner also noted the windows face south, so heat and glare had become an ongoing issue in that part of the home.
Why It Needed Replacing
A cracked pane and drafty seals meant the windows were no longer sealing properly, so repair wasn't a lasting fix. With the home in an HOA-governed community, any replacement also had to match the neighborhood's approved styles and colors, which shaped the product selection from the start.
What We Did
We replaced all three master bedroom windows with Pella Encompass Series vinyl windows in white, installed with Sun Defense plus Low E glass to help cut down on solar heat gain from the south-facing exposure. Existing interior and exterior trim was kept in place and caulked to the new windows rather than replaced. No grids were added, matching the home's existing look and the HOA's approved style.

This home was built in 2010. All three replaced window openings are on the main home: two triple sliders and one picture window. Some of the replaced windows are operable, matching the home's original function. HOA approval was required and confirmed before work began.
