Roof Replacement in Longmont, CO with GAF ArmorShield II Class 4 Shingles - Hail Damage Insurance Project

The Problem

When a severe hailstorm tore through Longmont in 2023, Ed's home on Mount Sanitas Avenue took a direct hit. His mother's home, built in 2003 and situated right next door, took an even worse beating. Both roofs sustained serious hail damage to the shingles. Ed wasn't new to WestPro as he'd been a client since 2019 when we helped him get an insurance claim approved after an earlier hailstorm. When it came time to protect both his home and his mother's, he called us again without hesitation.

Why It Needed Replacing

After a thorough inspection, a full replacement was the only path forward, not only to protect both homes from potential leaks, but because the damage triggered the City of Longmont's re-roof code. Longmont's roofing guidelines require a full replacement once more than 100 sq. ft. of roofing needs repair or replacement, and both homes met that threshold based on the inspection findings.

What We Did

Our Project Consultant documented the hail damage in detail, using test squares to build an airtight case for the insurance claim and confirm the scope required under Longmont's code. The claim was fully approved. The roof was replaced with GAF ArmorShield II shingles in Barkwood, giving the home Class 4 impact-resistant protection against future hail events. The installation included new synthetic underlayment, GAF Pro Start Starter Strip Shingles, drip edge flashing, GAF WeatherWatch Leak Barrier, and updated roof ventilation, including a Broan vent installed to meet the city's inspection requirements. The project passed the City of Longmont's final inspection.

Project Details

This project covered a full roof replacement on a single-family home in Longmont, CO, completed as an insurance-approved hail damage claim. The scope included tear-off of the existing hail-damaged shingles, new underlayment and leak barrier, updated ventilation, and a full GAF Class 4 shingle system. A companion roof replacement was also completed next door on the homeowner's own home, built in 2003, under the same claim event.

The Result

This project was completed by WestPro Home Exteriors in late 2023. Ed and his mother were left with new, Class 4 impact-resistant roofs built to hold up against future hail events. Ed left a 5-star review noting that WestPro "has always treated [him] with respect and honesty." Projects like this are common throughout Longmont, where hailstorms regularly trigger full roof replacements under the city's re-roof code.

Price Context

This project is representative of a GAF Class 4 impact-resistant shingle replacement completed through an approved insurance claim in the Longmont area. For homeowners paying out of pocket, GAF ArmorShield II and similar Class 4 shingle systems generally run $6.75-$8.50 per sq. ft. installed, covering tear-off and disposal, synthetic underlayment, leak barrier, ventilation, and labor. Insurance-approved claims typically cover the bulk of this cost after deductible, though final pricing can vary based on roof complexity, decking condition, and code-required upgrades like the ventilation update on this project.
