The Problem
Ann's home on Collyer Street in Longmont, CO is a 1928-era property, and the garage roof had reached the end of its life. The shingles were blistering, showed hail damage, and the roof had two layers of existing shingles already in place. With the roof in that condition, a full replacement was the only practical path forward.
Why It Needed Replacing
Two layers of shingles is already at the limit most building codes allow, so adding a third wasn't an option. With blistering and hail damage on top of that, there was no reliable way to patch and call it done.
What We Did
Ann chose GAF ArmorShield II shingles in Pewter Gray, a Class 4 impact-resistant shingle. Given the hail damage the garage roof had already taken, the Class 4 rating made good sense, and the upgrade cost is often offset by a homeowner's insurance discount. She signed on the same day as the inspection.
The crew removed both existing layers of shingles down to the deck before installing the new GAF ArmorShield II in Pewter Gray. Materials were delivered on November 19th, and installation wrapped up on November 25th. A final walkthrough was completed with Ann, the project passed its city inspection, and the GAF warranty was registered following completion.
