The Problem
Bruce and Judy purchased their home in North East in Longmont, CO in 2024 and it had its original asphalt shingle roof since the house was built in 2005, making it about 20 years old. They had recently purchased the home when Bruce noticed water leaking into the soffits on the north side over the front porch during winter. Their insurance agent connected them with WestPro for a roof inspection and our inspection confirmed ice damming was a primary culprit. At that age and condition, a full replacement was the right call rather than chasing repairs on a roof that had already run its course. Additional roof ventilation, better drip edge flashing, and Leak Barrier (also known as Ice and Water Shield) was needed to prevent future problems with ice damming. The best way to address all three issues was with a new roof for their home.
Why It Needed Replacing
A 20-year-old roof with active ice damming and existing hail damage isn't a good candidate for patching. Repairs might address one symptom, but the underlying issues with other roof components were under signed for the Colorado climate. Our roof inspection also includes an inspection of their attic, which helped us better understand their inadequate roof ventilation. A lack of proper roof ventilation contributes significantly to ice damming because it allows warm air the build up in the attic during winter, creating a freeze and thaw cycle that creates ice dams. Additionally, shingle manufacturers like GAF require proper ventilation to meet their Warranty Requirements. Improper ventilation can void a shingle warranty. It's true, tell your friends. Clearly, making corrections to their roof and attic ventilation was going to be a critical part of their roof replacement project.
What We Did
WestPro replaced the full roof with GAF ArmorShield II shingles in Weathered Wood, a Class 4 impact-resistant shingle. Bruce and Judy chose the ArmorShield II because their insurance agent referred them to us directly, and the Class 4 upgrade was included at no additional cost. On a 20-year-old roof with documented hail damage, the impact resistance made clear sense, and the Weathered Wood color was a natural fit for the home's exterior. The project also included three rolls of ice and water barrier, which the crew added after the project manager identified the need on-site. That was a smart call given the ice damming that had triggered the replacement in the first place.
The home has LeafFilter gutter guards, and Judy had questions early on about whether the gutters themselves were being replaced. The project manager called her directly to clarify that the scope covered only removing and reinstalling the gutter guards during the roofing work, not replacing the gutters. That conversation put her at ease before installation day. The crew completed the roof on January 6, 2026. During the post-install walkthrough, the project manager caught a small punch list items: a section of gutter paint that had cracked when the gutter was separated from the fascia during the old roof removal. This item was resolved with a little touch up paint to close out the project. Despite this minor item, Bruce and Judy were overall very happy with how everything turned out.
Project Details
The home on Moonlight Drive is a two-story residence built in 2005. Exact square footage isn't on file, but the scope covered a full roof replacement. Full tear off of all shingles, flashings, and underlayment revealed plywood roof sheathing in reasonably good condition. Our roofing crew installed 2 courses of GAF Weatherwatch Leak Barrier (ice and water barrier) along the eaves per City of Longmont Roofing Code, but also applied and extra 3 rolls beyond the standard material order, reflecting the roof's large porch soffit detail to completely protect it from future ice damming issues. This additional work was completed at no extra charge. In addition to replacing the existing roof vents and flashings, our crew also installed a total of 12 slant back vents (aka turtle vents) for attic exhaust, and 42 lineal feet (LF) of GAF IntakePro Rooftop Intake Vent to create a properly balanced attic ventilation system. The home also has existing LeafFilter gutter guards, which required some careful removal and reinstallation to accommodate the roofing work. We don't sell LeafFilter, but we do sell and install other gutter guard and leaf guard products at WestPro, so we are comfortable working with them.

The Result
This roof replacement project was completed by WestPro Home Exteriors in January 2026. A couple of small punch list items came up during the walkthrough, but both were resolved before closeout. Bruce and Judy were very happy with the finished roof, and it's a great outcome for a home that was ready for a roof replacement.
