The Problem
Jim's home on Cayman Place in Boulder, CO had its original roof from 1998, making it about 27 years old. During an annual inspection, it was clear the roof had reached the end of its serviceable life, and patching a roof that old was not a reliable path forward.
Why It Needed Replacing
At 27 years old, a roof has typically exceeded its design life. Patching individual areas would not have extended it reliably, so a full replacement was the practical next step. Initially Jim had reached out for a roof inspection in 2024 but decided not to move forward then and called his Project Consultant in 2025 when he was ready to move forward with replacement.
What We Did
Jim chose GAF ArmorShield II shingles in Weathered Wood, a Class 4 impact-resistant shingle that offers excellent hail protection and qualifies for insurance discounts in Colorado. For a home that had gone nearly three decades on its original roof, upgrading to a Class 4 product made good sense for long-term value.
The shingle roof replacement was completed on October 13, 2025, followed by the gutter replacement the next day. The GAF warranty was registered following completion. Jim had asked that the dumpster stay out of his driveway to protect the surface, and the team worked out a solution that kept everyone happy without adding cost to the project.
Project Details
The roof on this home is a steep-slope design with a large, continuous west-facing pitch running from near ground level up to the ridge. Jim described it as having very few valleys or odd angles, which made for a straightforward replacement despite the steep grade. Gutters were replaced on the west and north sides of the home.
The Result
Jim was understanding throughout the process and pleased with how everything turned out. The final inspection passed, and the roof and gutters both came out looking great. Jim even reached out months later to say the shingles were holding up well through the high winds, which is a nice thing to hear.
