A Two-Phase Project Gives 1928 Historic Longmont Home a Fresh Look

Yair lives with his wife and daughter at their home on Longs Peak Avenue. Built in 1928, this is one of Longmont's older properties. When our Project Consultant, Natalie, first inspected the home in April 2023, the main priority was to address the nearly 100-year-old single-pane windows since they were old, drafty, and original to the home. At the same time, Yair was also weighing whether he should move forward with a siding update as well. But once he and Natalie sat down to discuss not only the desired full scope but also the true budget for the project, he and Natalie agreed the existing siding was in good enough condition to simply repaint rather than replace, and kept the project focused on the windows, where the budget would have the greatest impact.

On May 10th, just a few months after the windows went in, a hailstorm moved through Longmont and left damage across all four sides of the roof, along with the gutters. That turned what had started as a retail window project into a second, insurance-driven phase covering both the roof and the gutters.

Why It Needed Replacing

The original windows were simply old and inefficient, and Yair wanted an upgrade he and his wife could agree on. The roof and gutters were a different story. His insurance's initial hail assessment on May 21, 2023 came back far short of what our team saw in photos, and even what Yair's contact with his insurance told him. They flagged that, once the roof was actually opened up, there could be more damage than the original report claimed. The insurance claims process can be confusing and overwhelming, so we have an internal Insurance Claims Specialist who helps advocate for homeowners in similar situations. Natalie looped him in, and Yair was successfully able to request a second inspection. This claim, unlike the first, found that Yair was approved for a full roof and gutter replacement.

What We Did

Like we normally do, we started with the window replacement as phase one of this project. We installed 8 Endure Window units, in white interior and exterior frames, with the existing trim left in place and caulked to the new windows. The Endure line is WestPro's custom vinyl window with a transferable lifetime warranty. The installation began late June of 2023 and passed inspection at the end of July 2023.

After replacing the windows, we began work on the roof. We started by tearing off the existing single layer of shingles and installed GAF ArmorShield II Class 4 impact-resistant shingles in Charcoal, with GAF FeltBuster and TriBuilt synthetic underlayment, a GAF Leak Barrier System (one course in the valleys, two courses at the eaves), new Charcoal Gray drip edge, and step and chimney flashing. Colorado's Front Range is one of the most active hail markets in the country, and Class 4 impact-resistant shingles like GAF ArmorShield II are designed to take a hit and keep going. The SBS-modified asphalt flexes on impact instead of cracking like a standard shingle. We also upgraded the ventilation with a Cobra IntakePro eave intake vent and six slant-back vents. We added a few additions, such as masonry anchors and chimney counter flashing, to get the home's brick chimney detail just right. Roof installation was completed June 27, 2023, with no punchlist items and no change orders. The work was completed and passed inspection the very same week that the windows passed inspection.

The gutters went through their own back-and-forth and required some special attention to ensure the replacement was only completed after Yair was able to repaint his siding. The first set, approved under the same insurance claim, were 5" seamless aluminum gutters in Charcoal Gray with 2"x 3" downspouts, and were installed in late July 2023. Because Yair had decided to have the whole home repainted once the roof was finished, in August 2023 our team pulled the newly installed gutters back off to give the painters clear access, planning to reinstall them only once the painting wrapped. While the gutters were off, Yair changed his mind on the material: he wanted galvanized steel instead of the aluminum originally specified, a special-order product. That required a new material order and a longer lead time, and the galvanized gutters, in 5" and 6" seamless sections with 2"x3" and 3"x4" downspouts, were finally installed in early January 2024.

Project Details

This historic home in Longmont, CO was built in 1928 and features a complex roofline with 14 facets. The roof has a predominant pitch of 6/12, which required careful planning for safe access and efficient installation. The project covered 23 roofing squares (1 square is a standard roofing term to describe a 10' by 10' section of roof), totaling approximately 2,320 square feet.

Our team coordinated the window replacement and roof work to minimize disruption to the home. The window scope covered 7 openings and 8 window units across the front, right, back, and left elevations. The window phase was completed and passed final inspection on July 24, 2023, and the roof was completed June 27, 2023. The gutters went through two installations: the original 5" aluminum system in July 2023, and the final galvanized steel system completed in January 2024, restoring the exterior to like-new condition with old-world charm.

First, this project was completed in 2023, and window pricing has moved up since then, so a direct dollar comparison to 2026 figures isn't apples to apples. Second, this project's windows were Endure, a Provia product line we have since moved away from. The Result

This was a project with a real relationship behind it. Yair was thrilled enough with the crew's work that he offered to buy the whole team beer and pizza after the roof was finished, and when I recently stopped by to photograph the home, he offered me a popsicle and reflected on how positive his experience with WestPro Home Exteriors has been.
