Full Exterior Remodel in Westminster, CO – Roofing and Siding and Windows Oh My!

Project Summary

WestPro did a full exterior remodel - including the roof, siding, windows, and gutters - on this Westminster, CO home in June 2022. We installed James Hardie HardiePanel Board & Batten siding in Arctic White, paired with a 5-inch seamless aluminum gutter system in Black and matching Black Water trim components. The roof was replaced with GAF Timberline Armorshield II shingles in Charcoal. Our team also completed the window replacement as part of the full exterior refresh.

The Problem

Andrew and Amanda initially reached out to WestPro in March of 2021 to call about a roof replacement as they had experienced hail and had filed a claim with insurance. Their roof was last replaced in 2005, so it had been through 16 years of various storms and wear and tear. The bigger issue was that the roof also had zero ventilation, which can cause more issues that a overheating attic in the summer. Our Project Consultant Robert had recommended they replace the roof and upgrade the non-existing ventilation to a system that would protect their new roof. Due to the hail damage, the insurance company also had a new gutter system covered for Andrew and Amanda that would be installed as we did the roof.

While we were there, Andrew and Amanda were also interested in replacing 6 old windows to be more energy efficient and eliminate the draftiness they were experiencing. During the replacement of the roof, it was also decided that they wanted to upgrade the exterior siding of the home to match the roof and elevate the exterior of the home as well.

Why It Needed Replacing

The roof system was compromised due to the hail damage, so a repair would only have delayed potential leaks and further damage to the decking. This would have created more problems and invited interior damage had it not been replaced with a new roof. In terms of the siding and windows, a full replacement allowed us to install fresh James Hardie products and update the windows simultaneously for a uniform and durable result that left the homeowners loving their "new" home.

What We Did

As the project initially started, we began by replacing the roof. There were 3 existing layers of shingles present on the roof that needed to be torn off before assessing the decking to see if there were any boards that needed replacing with new OSB. The crew then installed the GAF WeatherWatch Leak Barrier along the eaves for added protection against ice dams and wind-driven rain. In addition to protect against rising temperatures and conversely ice damming, we installed new Broan Exhaust vents on the roof to add that ventilation in addition to the soffit vents that we will discuss shortly. We installed GAF Pro-Start Starter Strip along the eaves and rakes, followed by GAF Timberline ArmorShield II shingles in Charcoal. These Class 4 impact-resistant shingles are designed to withstand severe hail. We finished the roof with GAF Seal-A-Ridge AS Ridge Cap Shingles in Weathered Wood.

As the roof was being completed, Andrew and Amanda finalized their color and design selection for the siding and chose a Board and Batten style using the color Arctic White. The crew began tear off and removed the old siding and gutter system. Our team then installed the James Hardie Panel Siding in Arctic White before installing the James Hardie Batten trim on top also in Arctic White. To bring in some dimension, the windows and doors were outlined in James Hardie trim in the color Black Water which popped against the white exterior. With the siding complete, the crew could then install the new 5" seamless gutter system in the color Black to tie in the whole house together.

The window installation took the longest for the job as we experienced a delay in the windows themselves. We kept Andrew and Amanda informed weekly while we waited for them to arrive and they were very appreciative of the consistent communication! In January, the windows were installed, consisting of 6 Alside Mezzo Vinyl windows in White. Some trim was necessary to be reinstalled since the siding was done prior to the windows, which is why we typically recommend to install windows after siding removal but before install. In this case, with the material delay, this was not avoidable but was still managed efficiently and quickly for the homeowners!

Project Details

This Westminster home required a full roofing, siding and window replacement. The roofing project scope included installing 31 squares across the roof, covering approximately 3,100 sq. ft. The siding project scope included installing new board and batten siding across the exterior walls and replacing one window opening. We coordinated dumpster placement on the street due to the steep driveway access. The roofing project was completed in June 2021 whereas the siding project was completed in August 2021. The window project was completed in February 2022, due to shipping delays for the material.
