Project Coordinated by Customer Service TeamRoof Replacement on Anhawa Avenue in Longmont, CO – Decking Damage from a Leaking Porch Roof
The Problem
Gary's 1970s home on Anhawa Avenue in Longmont, CO started showing water stains spreading across the ceiling. Gary is a returning WestPro customer, we replaced two aging skylights for him back in 2023, so when the leak showed up, he called us back out.
Why It Needed Replacing
Inspection traced the leak to a section of roof over the back porch built at a 2:12 pitch. The shingles installed there by the previous roofing company had failed, letting water work its way into the decking underneath over time. A full roof replacement had actually been recommended the year before during an earlier inspection, but it wasn't in the budget at the time. Once the leak started showing up inside the home, Gary moved forward.
What We Did
We tore off the old roof and replaced the deteriorated decking under the low-slope back porch section with new OSB before shingling over it to match the rest of the roof. Across the home, we installed GAF ArmorShield II Class 4 shingles in Hickory, white drip edge flashing, Territone step flashing, TriBuilt synthetic underlayment, and a GAF Leak Barrier system at the eaves and valleys. New slant-back vents were added for attic ventilation. The existing skylights we'd installed in 2023 and the home's gutters were left in place, and the old evaporative cooler was removed as part of the project.
Project Details
This project covered a full roof replacement on the main house on Anhawa Avenue in Longmont, CO, including a full deck replacement on the low-slope porch section before reshingling. The project was completed in August 2024.

The Result
Gary's leak is resolved with a fully re-decked, re-shingled roof, including the low-slope section that had been the source of the problem. Gary told our team directly that he was happy with how everything turned out. As a returning customer, projects like this reflect the kind of long-term relationships WestPro aims to build with homeowners across the Front Range. Roof failures on low-slope sections like this one are common on older Longmont homes, and full deck replacement before reshingling is often the only way to permanently resolve the leak. Price Context
Roof replacements involving deck repair and a Class 4 shingle upgrade, like this one, typically fall above the cost of a standard reshingle. Homeowners considering a similar roof replacement in Colorado today should generally expect pricing in the range of $6.75–$8.50 per sq. ft. installed for a standard scope, with projects requiring deck repairs or low-slope sections landing above that range. It's worth reading up on whether Class 4 shingles are worth it and how to compare roofing estimates before deciding on scope and budget. An accurate price requires a full site inspection.
