Project Coordinated by Customer Service TeamGAF ArmorShield II Roof Replacement on University Avenue in Boulder, CO - Ventilation Upgrade and Skylight Replacement
The Problem
Anastasia and Bob's roof on University Avenue in Boulder, CO had reached the end of the line. The original three-tab shingles showed deterioration across the entire surface, and a closer look during inspection turned up another issue: the attic had no intake ventilation whatsoever.
Why It Needed Replacing
Combine widespread shingle deterioration with a total lack of intake ventilation, and there's no patch job that fixes both problems at once. This wasn't a candidate for repairs, it called for a full tear-off and a properly designed ventilation system to go with it.
What We Did
For the new roof, Anastasia and Bob went with GAF ArmorShield II shingles in Weathered Wood, a solid choice for a Boulder home given how often hail rolls through the area. ArmorShield II holds a Class 4 impact resistance rating, the top tier available, which also opened the door to an insurance discount that took some of the sting out of the upgrade cost.
Alongside the new roof, we installed a GAF SnowCountry ridge vent and Cobra IntakePro intake vents at the eaves, finally giving the attic the proper intake ventilation it had been missing. The home's steep roof pitch added a layer of difficulty to the install, but the crew worked through it without any setbacks.
The detached shed on the property also got a new roof, a Modified Bitumen low-slope system in matching Weathered Wood. While working on the shed, the crew found the existing decking spaced beyond code and redecked the area with new OSB to bring it up to standard. One Velux FCM 3434 solar-powered skylight was replaced on the main structure as well. This was a retail job with no insurance claim involved.
Project Details
This project covered a full roof replacement across two structures, the main house and a detached shed, on a steep-pitch property in Boulder, CO. Scope included tear-off of one layer of existing three-tab shingles, a full ventilation overhaul, shed redecking, and a skylight replacement. The project was completed October 23, 2025.
Materials Used
- GAF ArmorShield II Shingles in Weathered Wood (Class 4 impact-resistant)
- GAF SnowCountry ridge vent
- Cobra IntakePro intake vents (eaves)
- GAF leak barrier (eaves and valleys)
- 15lb synthetic underlayment
- Modified Bitumen low-slope roofing (shed), Weathered Wood
- New OSB decking (shed)
- Velux FCM 3434 solar-powered skylight (main structure)
The Result
The project passed final inspection without issue, and the GAF warranty was registered on completion. Anastasia and Bob also received a roof certificate confirming the Class 4 install, something they can hand off to their insurance agent to lock in that discount. The install report gave both the homeowners and the crew top marks for attitude throughout the job. Projects like this are common throughout Boulder, where older three-tab roofs frequently need both a shingle upgrade and a ventilation fix to solve the underlying problem, not just the surface symptoms.
Price Context
GAF ArmorShield II, a Class 4 impact-resistant shingle, typically runs $6.75 to $8.50 per sq. ft. installed for most homeowners, based on an average 2,500 sq. ft. roof area at a 4:12 pitch with a single-layer tear-off. Steep-pitch homes, ventilation upgrades, low-slope roofing on secondary structures like a shed, and skylight replacement all add to the total beyond a standard reroof. Homeowners who upgrade to a Class 4 shingle should also ask their insurance agent about a policy discount, since it often offsets a meaningful part of the cost.
