Project Coordinated by Customer Service TeamGAF Timberline HDZ Roof Replacement in Lyons, CO – Hail Damaged Roofing Project
Project Summary
We replaced the full roof on this Lyons, CO home in December 2024. Our team installed GAF Timberline HDZ shingles in Pewter Gray, paired with ABC Pro Guard 20 Synthetic Underlayment and a GAF WeatherWatch Leak Barrier for added protection. The entire project was completed in just one day.
The Problem
When Robert first reached out to us, the roof on his Lyons home had been showing signs of wear from past hail damage. He wanted to get ahead of any potential leaks before the weather turned worse and decided to move forward with a full replacement rather than waiting for further deterioration.
Our inspection revealed that the existing asphalt shingles were aging and some sections of the roof sheathing underneath were in poor condition. With the home built in 1976, the roofing materials had long reached the end of their useful life. Repairing isolated spots would not address the widespread fatigue or the compromised decking below.
Why It Needed Replacing
A spot repair was not a viable option because replacing only damaged shingles would leave the surrounding aged materials and worn underlayment in place, inviting future leaks. Since portions of the sheathing were already failing, removing everything down to the deck was necessary to replace damaged wood and bring the entire roof structure up to current standards.
What We Did
We began the project by removing the old roofing system and repairing damaged decking with new OSB where needed to create a solid base for the new roof. Our team then installed ABC Pro Guard 20 Synthetic Underlayment across the sides of the roof, along with GAF WeatherWatch Leak Barrier in key areas to protect against water intrusion.
For the main roofing material, we installed GAF Timberline HDZ Architectural Shingles in Pewter Gray. These shingles are Class 3 impact-resistant for added durability. We used GAF Pro-Start Starter Strip at the eaves and finished with GAF Seal-A-Ridge Ridge Cap Shingles in matching Pewter Gray. The installation also included new drip edge along the eaves and rakes, new roof vents, new pipe jack flashing, new chimney flashing, new step flashing, and new wall and counterflashing.
Project Details
This home on Jasper Drive required a complete steep-slope roof replacement covering 22.7 squares or roughly 2,266 square feet. The project involved coordinating around the attic access points where sheathing repairs were necessary due to age and prior damage. We handled all aspects of the exterior envelope update including flashing and ventilation upgrades.
The work was finalized in December 2024 with a final inspection approval received shortly after completion.

Price Context
This project was completed at approximately $7 per sq ft installed. This figure represents the complete installed scope for this home including tear-off trim and labor rather than just the cost of roof material which is why a specific home's all-in rate usually runs above general material estimates. Because no two homes are identical costs vary significantly from one property to another.
The price covers a full tear-off replacement permit fees and installation labor for this steep-slope application. Homeowners considering a GAF ArmorShield II Shingles project in Colorado should generally expect pricing in the range of $6.75–$8.50/sq ft installed. This range accounts for standard materials like synthetic underlayment drip edge flashing pipe jack replacement and ventilation.
Pricing varies based on factors such as roof size pitch existing shingle layers and local building-code requirements. Additional costs may arise from needed decking replacement ice and water shield or complex flashing around chimneys and skylights.
