Roof Replacement and Gutter Installation in Black Hawk, CO – Denied Insurance Claim Battle

Project Summary

WestPro completed a full roof replacement and gutter installation on this Black Hawk, CO home in June 2026. We installed GAF Timberline ArmorShield II shingles in Barkwood, paired with ABC Pro Guard 20 synthetic underlayment and RhinoRoof self-adhered underlayment for added protection. The project included a new 5-inch seamless aluminum gutter system to manage drainage effectively.

The Problem

Roderick reached out to us about the exterior of his home in Black Hawk. The property needed a complete steep-slope roofing install and new gutters after damage was identified. Originally, we had gone out to Roderick's home in August of 2025 to inspect for hail damage, as his home was hit by some substantial sized hail. Diego, his Project Consultant, recommended he file a claim

The roof had simply reached the end of its useful life due to that damage. It was no longer practical to repair the failing materials, so a full replacement was necessary to restore the home's protection.

Roderick's claim was originally denied and there were leaking skylights that could not wait for the appraisal process as the insurance denied his claim twice. Deciding to go retail for the skylights that were leaking, our Claims Specialist, Eric, worked on his end to get the roof covered through appraisal, which he did!

Why It Needed Replacing

Repairing the existing roof would have left aging underlayment and worn components in place, creating a risk for leaks as the surrounding materials continued to degrade. A full replacement allowed us to bring every layer of the roof up to current standards, ensuring that new Class 4 impact-resistant shingles were supported by fresh underlayment and proper ventilation rather than compromised existing layers.

What We Did

We began the project by tearing off the old roofing materials and addressing any decking issues. Our team installed ABC Pro Guard 20 Synthetic Underlayment across the roof surface to provide a durable base layer. We applied RhinoRoof Self-Adhered Underlayment in critical areas for added protection against moisture intrusion. GAF WeatherWatch Leak Barrier was also installed where needed to shield vulnerable spots from water damage.

For the roofing material, we selected GAF Timberline ArmorShield II Shingles in Barkwood, which are Class 4 impact-resistant to withstand severe weather conditions. We used GAF Pro-Start Starter Strip at the eaves to ensure a solid foundation for the first course of shingles. The ridge was finished with GAF Seal-A-Ridge AS Ridge Cap Shingles in Barkwood and topped with a GAF Cobra Ridge Vent to promote proper attic ventilation. As part of the additional scope, we installed new roof vents, new pipe jack flashing, and new step flashing. We also replaced the drip edge along the eaves and rakes and added new valley metal to complete the waterproofing system. Finally, we installed a 5-inch Seamless Aluminum Gutter System to manage rainwater runoff effectively.

Project Details

This project in Black Hawk involved coordinating between roofing and gutter installations to ensure a unified finish. The scope covered 23.3 roofing squares, totaling approximately 2,333 square feet of roof area. The pitch of the roof stood at 11/12. We also installed 32 linear feet of gutters to match the new roof line.

The work required careful scheduling around weather conditions and local inspection requirements, including a mid-roof photo review for compliance. The entire project was completed in June 2026.

Materials Used

Price Context

This project was completed at approximately $12 per sq ft installed. This figure represents the complete installed scope for this home, including tear-off, trim, and labor, rather than just the cost of roof material alone. Because no two homes are identical, costs can vary significantly from one property to another.

The price covers a full tear-off and replacement, permit, and labor. Homeowners considering a similar GAF ArmorShield II Shingles project in Colorado should generally expect pricing in the range of $6.75–$8.50/sq ft installed. This range typically includes standard materials and installation but does not account for unique site conditions or additional scope items like gutter replacements.

Pricing varies based on factors such as roof size, pitch, the number of existing shingle layers, ventilation upgrades, and local building-code requirements. Add-ons like ice and water shield, ridge vent upgrades, second-layer tear-offs, decking replacement, and specialized flashing can also move the price up. Pricing reflects WestPro project data and current Colorado Front Range supplier costs. For an exact price on your home, the best next step is a free, no-obligation inspection.

The Result

Finished in June 2026, this home now features a durable, updated exterior with a cohesive Barkwood color scheme across both the roof and ridge caps. The new Class 4 impact-resistant shingles provide robust protection against hail, while the fresh gutter system ensures water is directed away from the foundation efficiently.

The result is a unified look that enhances the home's curb appeal while addressing critical structural needs with high-performance materials. Projects like this are common throughout Black Hawk and across the Colorado Front Range.
