Roof Replacement and Gutter Installation in Loveland, CO – GAF Golden Pledge Warranty System

Project Summary

The Problem

When Tammy reached out to us, the original roof on her Loveland home was showing significant signs of age. It had been in place since the house was built in 1999 and had served the family well for over two decades.

Our inspection revealed heavy degranulation and deterioration across the surface. The materials had simply reached the end of their useful life, and patching the worn areas would not have provided a lasting solution for the homeowner. Tammy knew that it was time for a full replacement if she wanted to her home protected for another potential 26 years, which was the length of her last roof.

Why It Needed Replacing

A spot repair was not a viable option because the surrounding shingles were equally aged and weathered. Replacing the entire roof allowed us to bring the underlayment and ventilation up to current standards while ensuring a uniform look with new Class 4 impact-resistant shingles.

What We Did

Our team began by removing the old shingles and inspecting the decking. We then installed MuleHide SA Base Sheet and GAF FeltBuster Synthetic Underlayment across the roof. GAF WeatherWatch Leak Barrier was applied along the eaves for added protection against ice dams and wind-driven rain.

We installed GAF Pro-Start Starter Strip along the eaves and rakes, followed by GAF Timberline ArmorShield II shingles in Weathered Wood. These Class 4 impact-resistant shingles are designed to withstand severe hail. We finished the roof with GAF Seal-A-Ridge AS Ridge Cap Shingles in Weathered Wood. Additional scope included new step flashing, new chimney flashing, new pipe jack flashing, and new drip edge along the eaves and rakes. We also installed GAF Cobra IntakePro Vents and GAF Cobra Snow Country Intake Vents to improve attic ventilation. For the exterior, we installed a 5-inch Seamless Aluminum Gutter System.

Everything installed on the roof qualified Tammy for a Golden Pledge warranty from GAF, the highest warranty tier to keep your roof protected. It ensures that Tammy has not only her lifetime manufacturer's warranty term and 50 year non-prorated coverage period but it also increases her non-prorated coverage period for misapplication to 30 years. Different from the normal System Plus Warranty, which only has a 10 year manufacturing coverage.
